Firm brief

I start by developing a clear design brief with you.

Clear project brief ensures that at each design stage we work together to a clear set of requirements.

Schematic design

Once the brief has been agreed, the design process can begin.

​

We work through an agreed number of options which are presented to you for comment before making the final selection.

​

The most optimal option is taken forward into the next design stage.

Statutory approvals

Before applying for planning approval, a set of accurate survey drawings is required, which are procured separately. This is the background to the set of drawings prepared for planning application.

In certain cases pre-planning advice is sought to mitigate the risks before committing to the planning/listed building application process.

More detail 

I will then develop the design to more detail to incorporate other design elements, e.g. fire, structural and/or services engineer's design, and with a view to obtain further permissions prior to the tender action and the start on site. 

Better cost control

Tender action is best undertaken with a comprehensive set of detailed drawings and a specification. This ensures better cost control and more detailed quotes rather than the estimates which often present a risk to you in terms of costs escalation once the project is on site.

By making final adjustments to the documentation at this stage, you get an opportunity to streamline your project before starting to manufacture or build on site.
